Capturing the true aura of a home requires the use of an experienced and talented photographer. We have found that our best results come from those professionals that have a feel for people as well as architecture. An agent, even when armed with the best photographic equipment available, is rarely able to bring out the true personality of a home. Despite our best efforts, few Realtors can capture the essence of a superlative home in the way the a professionally trained and educated photographer can.

A standard brochure does not work for everyone.  Some homes are expressed with architectural photography, some with landscape photography, some with historic backgrounds, some with panoramic views, some with architectural renderings.  Each brochure we design is created to highlight the property’s unique strengths.  One brochure does not fit all.

Syndication of listings to the various real estate is important.  However, expressing a unique property over real estate portals (Trulia/Yahoo/Realtor.com) means limited photographic representation as the images are dramatically degraded in both size and clarity.  Having a custom site means having the most powerful virtual calling card possible.  It also increases the likelihood that a property can be found on address searches and the agent most qualified to handle the inquiry is the one that receives the call.

Being present for all showings is common at the upper end of the market.  The introduction of a listing agent into the sales situation often times has a negative effect if the agent is not cognizant of the effect of their presence.  Being versed in the techniques for demonstrating property in the presence of the buyer and buyer’s broker is paramount.  It also provides great intelligence to the seller about how the property is being perceived by the buying public and the agent community.

Much of the housing stock in Richmond was built prior to 1930 and thus comes with architectural and historical significance.  Understanding what to look for and the resources that are available to demonstrate the historical elements of the home means increased value for the seller.  Our contact within the architectural community and other resources (ACORN, DHR,  Part 1 Studies) means access to those that can complete the story.

Open House – There are three basic types of open houses that agents use and for different purposes: Public Open Houses, Agent Caravans and Broker Open Houses.  Each type of open house has a specific purpose and is designed to help create a different result. Discuss with your agent the correct use of each.
Printed Materials – Print is still an integral part of marketing a property. A quality brochure is both memorable and powerful. Despite what the digital world would have us believe, printed materials still matter.
Targeted Email Blasts – Statistics show that 9 in 10 buyer use a Realtor in the sale of their property.  Likewise, all Realtors tend to specialize by geography, price and/or asset type.  Knowing this, One South created a proprietary software program to identify the agents most likely to be working with a buyer with a profile that matches the property you need to sell.  By understanding buyer agent tendencies, One South is able to communicate with the Realtor community more accurately, more often and with less noise to the end user.

IDX – the Internet Data EXchange is best described as the set of rules by which competing brokerages are allowed to display other brokerage’s listings on their own sites (and vice versa.)  The IDX feed is provided by the local MLS to all participants so that ALL available properties may be displayed.

Professional Photography – 9 in 10 people begin their search on the web and high quality photography is the number one reason why listings get views. Working with professional photographers is the best way to position a listing in the best light.
